At Gregory Grubb Architecture we’re here to turn your architectural design dreams into reality. Our aim is to make your life easier which is why our design process is simple, focused on quality interactions and feedback from you.
We understand that building a new home or making changes to your existing home can be challenging and that you’ll probably have a lot of questions. We’d like to help you take the guesswork and stress out of the process by giving you honest input and guidance.
Our initial consultation is free of charge. This is when we will go through all the steps involved and we can discuss your brief and you can ask all the questions you need to, to set your mind at ease.
The Design Process
DESIGN PROCESS FOR FACELIFTS, ALTERATIONS AND ADDITIONS TO EXISTING RESIDENTIAL HOMES
STAGE 1: APPRAISAL AND DEFINITION OF THE PROJECT
This is initial client meeting which is preferably held onsite to get a clear understanding and appreciation of the scope of the project. This is when you tell us about your dreams for your future home and we listen carefully to make sure the needs are incorporated into the forthcoming stages of the architectural design process.
Gregory Grubb will take you through the architectural design process, giving you valuable advice and letting you know what is needed from your side (e.g. existing council approved plans, SG diagrams etc.) He will also inform you about the need to appoint professional consultants (e.g. engineers) in order to satisfy council requirements as well as any “hidden” costs such as local metropolitan council submission fees etc.
STAGE 2: DESIGN CONCEPT
When preparing the design sketches, we take the client’s needs as well as the site, planning and statutory requirements into account. Depending on the way the addition or alteration affects the existing house it may be necessary to draw up the entire house, particularly if there is demolition throughout the home in order to accommodate the changes.We make sure that your additions and alterations are made in a logical manner, ensuring a comfortable flow throughout the home, at all times maintaining the aesthetic appeal.
STAGE 3: APPROVALS AND TECHNICAL DOCUMENTATION
Once the architectural design sketches have been approved and
signed off by you, we begin work on the working drawings for council
submission and construction.
Should you wish we can assist with submission to the relevant local
metropolitan council for an additional fee.
DESIGN PROCESS FOR COMMERCIAL, DEVELOPMENT OR INDUSTRIAL PROJECTS
STAGE 1: APPRAISAL AND DEFINITION OF THE PROJECT
Meet with the client – preferably onsite so as to get an appreciation of the scope of the project.
Receive, and appraise the client’s requirements with particular regard to site information, planning requirements. It is at this stage that it is important to receive the necessary documentation such as site development plans, site surveys, existing council plans etc in order to ensure the adherence to the necessary planning and statutory requirements.
Advise the client on the need for the appointment of consultants and procedures to meet specific requirements.
Should there not be existing council approved plans available – measure up the site – this will mean that the entire home will have to be drawn up and submitted to council with the facelift, alteration or addition. This has an implication on the quotation and on council submission fees as the council charges submission fees at a rate per square meter.
STAGE 2: DESIGN CONCEPT
Preparation of design sketches, taking the client’s needs, the site,
planning and statutory requirements into account.
Liaison with the appointed engineer to ensure all structural requirements are met.
Advise the client on the feasibility of the project as designed, and time estimate
for completion of working drawings for council submission and statutory
requirements.
STAGE 3: APPROVALS AND TECHNICAL DOCUMENTATION
Working drawings for council submission and construction shall be prepared on client’s approval of design sketches.
Council submission can be arranged at an additional fee, depending on the location of the project.
